On a $50,000 rural land sale, doc stamps at the standard rate are $350. By custom in Florida, the seller pays the doc stamp tax on the deed. This is enforced statewide and computed by the title company. It is one of Florida's primary real estate taxes and applies to all deeds, including vacant land.
Closing norms: Florida is a title company state. Attorneys are not required to conduct real estate closings, though parties may hire one. Licensed Florida title insurance agents conduct closings and prepare deeds. The standard deed in Florida is a general warranty deed. Investor transactions sometimes use a special warranty deed. Deeds are recorded at the County Clerk of Court's office.
Property taxes and delinquency: Florida operates a tax certificate and tax deed system. When property taxes go unpaid, the county sells a tax certificate at its annual certificate sale (typically June 1). The property owner retains a right of redemption for up to two years. After that window, the certificate holder can apply for a tax deed sale through the Clerk of Court. If your parcel has outstanding tax certificates, they must be redeemed at closing to deliver clear title.
