North Dakota has some of the most productive farmland in the country, along with millions of acres of ranch and grazing land in the western counties. A significant share of this land is owned by heirs of farming families, out-of-state investors, or people who have no active farming operation and are simply paying rent to a local farmer while the land sits.
The challenge with selling ND farm or ranch land at retail is that the buyer pool is overwhelmingly local farmers and ag investors who often finance through the Farm Credit System, which extends the timeline considerably. We cut through that: we pay cash, close through a licensed North Dakota title company, and can move faster than any financed offer.
North Dakota has no state real estate transfer tax, which is one of the cleaner closing cost structures in the region. Closing costs are primarily title fees and recording fees with the County Recorder. The standard deed in North Dakota is a warranty deed.
We buy cropland in Cass and Richland Counties, ranch and grazing land in Bowman and Slope Counties, mineral-severed surface estate in the Bakken oil patch, and rural lots across the state. As-is, any condition, any county.

North Dakota's land market is dominated by agriculture — some of the highest-productivity cropland in the country in the east, vast ranch and grazing land in the west. We buy regularly across both regions.
Red River Valley (east ND): Cass, Richland, Ransom, and Sargent Counties hold some of the most productive dry-land cropland in the US — Class I and II soils, flat terrain, strong drainage. Sugar beet, soybeans, corn, and wheat dominate. Land prices in Cass County (Fargo area) and Richland County have been strong. Absentee heirs who inherit productive cropland sometimes simply want liquidity over management.
Central ND: Burleigh, Morton, and McLean Counties mix cropland and rangeland. Bismarck-area parcels can carry development pressure; more remote tracts are agricultural. The Missouri River corridor has recreational and hunting-lease value in addition to crop potential.
Bakken / Western ND: Williams, Mountrail, McKenzie, and Dunn Counties are Bakken oil country. Surface estate here is frequently severed from mineral rights. We evaluate surface-only purchases in the Bakken — mineral rights are a separate transaction. Williston Basin land values have cycled with oil price and can be volatile.
Badlands / Southwest: Slope, Bowman, Adams, and Hettinger Counties are ranch and grazing land — dry, vast, and thinly populated. Hunting value (mule deer, pronghorn, upland birds) adds recreational premium. This is remote country with a narrow retail buyer pool.
Transfer tax: North Dakota has no state real estate transfer tax. There is no conveyance tax or deed tax at closing. Primary closing costs are title insurance premiums and County Recorder recording fees, which are minimal.
Property taxes and delinquency: North Dakota is a tax deed state after the redemption period. Delinquent taxes can be cured at closing from sale proceeds. North Dakota also restricts certain corporate and non-resident alien ownership of agricultural land under state law — we comply with ND law on all purchases.
Closing requirements and any ownership restrictions should be confirmed with your North Dakota title company or attorney. This is not legal or tax advice.
