Vacant land with no utilities covers a wide range: desert parcels where the nearest power line is miles away, mountain lots where a well would cost $30,000 to drill, rural acreage where the county doesn't have public water service, and wooded lots where a septic system may or may not even be feasible.
All of these are harder to sell than improved land. The buyer has to understand what they're getting, have the cash or ability to fund utility extensions or off-grid systems, and be willing to wait potentially years before the land is usable. Most retail buyers don't fit that profile.
We buy no-utility land because we understand the gap between raw land and buildable land, and we price that gap into our offers honestly. If your parcel has no water, no electric, and no septic, we don't pretend it's worth what a developed lot sells for — but we also don't walk away from it.

The cost to bring utilities to raw land varies dramatically by location. In areas where county water and sewer service is nearby, connection fees may be manageable — a few thousand dollars and a permit. In remote areas, the math looks very different: drilling a well in hard rock terrain can cost $15,000-$40,000 with no guarantee of a productive aquifer. Running power across a mile of private land can exceed $50,000. Installing a septic system requires a percolation test — and if the soil fails the perc, a conventional septic system isn't an option at all.
These costs are why no-utility land trades at a significant discount to improved land in the same area. A lot in a rural subdivision with water and electric hookups available might sell for twice what the same-sized lot sells for without those utilities nearby.
That discount also means there's genuine value for the right buyer — someone who can bring utilities cost-effectively, or who wants the land for a use that doesn't require them (hunting, grazing, recreational camping, solar generation, long-term hold). We operate in that buyer pool.
One thing worth knowing: "no utilities" is not the same as "no utility availability." Some parcels have no utilities installed but are inside a utility district with available hookups — the connection just hasn't been made. We check that during our research. If hookups are available and nearby, it affects what we can offer.
