Colorado's rural land market is shaped by recreation demand, agricultural use, and a very large inventory of subdivision lots sold through mail-order campaigns in the 1970s — particularly in the San Luis Valley. Closing norms: Colorado is a title company and escrow state. Attorneys are not required to conduct real estate closings. Licensed title insurance companies handle closings and deed preparation. The standard deed in Colorado is a general warranty deed for most market sales; special warranty deeds are used in some investor transactions. Deeds are recorded at the County Clerk and Recorder's office.
Property taxes and delinquency: Colorado uses a tax lien certificate system. Counties sell delinquent tax liens at annual auction to investors. The original property owner retains a three-year redemption period to pay off the lien with interest. If the lien is unredeemed after three years, the lienholder can apply for a treasurer's deed. Many rural Colorado parcels carry existing tax liens that haven't yet reached the three-year threshold — these can be paid off from sale proceeds at closing.
