The fee is paid by the grantor (seller) when the deed is presented to the County Auditor for transfer and then to the County Recorder for filing. On a $100,000 land sale, the conveyance fee is at minimum $100, often $130 or more depending on the county.
Closing norms: Ohio is a title company closing state. Licensed title companies handle closings, title searches, and deed preparation. Attorneys are optional but not required. Deeds must be presented to the County Auditor for transfer and then recorded with the County Recorder.
Property taxes and delinquency: Ohio is a tax lien certificate state. Delinquent taxes can ultimately lead to foreclosure. Outstanding delinquent taxes can be paid at closing from sale proceeds.
