Oregon has one of the most varied land markets in the West — Douglas fir timber land on the west side, productive Willamette Valley farmland, high-desert ranch in Harney and Malheur Counties, and recreational parcels scattered across the Cascades. A large share of this land is owned by out-of-state heirs, investors, or people who inherited it from relatives and have no active use for it.
We buy Oregon land directly, for cash. No agent, no commission, no waiting months for a retail buyer. Oregon closes through licensed title and escrow companies — we open escrow, handle the title search, and coordinate everything. You pay no closing costs on our end and no commissions.
Oregon has no state real estate transfer tax at the state level, with one notable exception: Washington County (Portland metro west side) imposes its own county-level excise tax on deed transfers within county limits. Outside of Washington County, there is no deed or conveyance tax in Oregon — making it one of the more seller-friendly states for closing costs in the West.
Oregon's statewide land use laws and EFU (Exclusive Farm Use) zoning affect what can be built on rural parcels, which significantly affects value. We account for zoning designations in our evaluation on every parcel.

Oregon's land market splits dramatically between the wet west side and the dry high-desert east side, with the Willamette Valley's farmland in the middle. We buy regularly across all regions.
Coast Range / Timber: Coos, Douglas, and Tillamook Counties hold large inventories of private timber land — Douglas fir, hemlock, and cedar on steep terrain. Timber value is the primary driver; road access and harvest history matter enormously. Oregon Department of Forestry (ODF) forest practices compliance is mandatory for harvest operations. Landowners with remote or difficult-access timber land sometimes simply want out.
Willamette Valley: Marion, Polk, Benton, and Linn Counties have the highest-value agricultural land in the state. Grass seed, wine grapes, hazelnuts, and vegetables dominate. Willamette Valley farmland under Exclusive Farm Use (EFU) zoning carries strong per-acre prices but must remain in agricultural use — non-farm dwellings are heavily restricted by state land use law.
Eastern Oregon high desert: Harney, Malheur, Lake, and Grant Counties are some of the most remote land in the continental US. Harney County alone is larger than many states. Ranch and grazing land here trades at low per-acre prices with a very thin buyer pool. We evaluate high-desert Oregon parcels — this is the kind of land where most buyers walk away and we stay at the table.
Central Oregon: Deschutes and Crook Counties have seen significant population growth. Bend-area land prices are strong; rural parcels in Crook County range from irrigated farmland to high-desert scrub. Recreational value and proximity to Bend infrastructure factor heavily into eastern Deschutes parcels.
Transfer tax: Oregon has no state real estate transfer tax. The one exception is Washington County, which imposes a county-level excise tax on real property transfers within county boundaries. Outside of Washington County, there is no conveyance or deed tax in Oregon. Primary closing costs are escrow fees, title insurance, and County Clerk recording fees.
Closing norms: Oregon is an escrow/title company closing state. Licensed title and escrow companies handle closings independently; attorneys are not required. Tax lots (assigned by county) are the standard parcel identifier. Deeds are recorded with the County Clerk.
Property taxes and delinquency: Oregon is a tax deed state after the redemption period. Delinquent taxes can be paid at closing from sale proceeds.
Washington County excise tax details and EFU zoning implications should be confirmed with your Oregon title company or a land use attorney. This is not legal or tax advice.
