The traditional ranch sale process has several friction points that add months to a transaction:
Financing. Ranch loans are agriculture loans, not standard mortgages. Farm Credit System lenders, regional ag banks, and USDA programs each have their own underwriting requirements. A lender's appraisal on a large ranch can take 6-8 weeks on its own. We're a cash buyer — no appraisal, no lender.
